BS 6229:2018 — Flat Roof Inspections and Testing
The principal UK standard for flat roof design and maintenance
BS 6229:2018 is the principal British Standard for the design, specification and maintenance of flat roofs with continuously supported flexible waterproof coverings. It defines what a competent flat roof looks like, in service, for the life of the building.
Section 7 — Examination and testing
Section 7 requires examination and testing of all layers of the flat roof build-up — air and vapour control layer, waterproof layer, thermal insulation, water flow reducing layer, surface protection, flashings and counterflashings. This is the basis on which Vector's QA programme is structured.
Clause 8.2 — Biannual inspections
Flat roofs are required to be inspected at least twice yearly — autumn (clear of debris, outlets draining freely) and spring (rectify weather damage). Green, blue and other specialist roofs are inspected per the designer's plan. Inspection scope includes ceilings, walls and soffits, all layers, perishable materials, vegetation and rooftop mountings. Condition of the British Standard and the manufacturer warranty depends on this inspection regime being followed.
Note 2 to Clause 8.2 — Electronic detection
Electronic devices are available to detect leaks and heat loss — formal recognition in the British Standard of sensor monitoring and electronic leak detection. Vector's permanent leak detection service is the practical implementation of this clause.
