BS 8102:2022 — Permanent Leak Detection as a Design Requirement
Why this standard matters
BS 8102:2022 is the principal British Standard governing the protection of below-ground structures against water ingress. It sets the bar for waterproofing strategy on buried, basement and podium-level construction.
The critical clause for sensor monitoring
Section 6.5, Note 2 is the citation that has changed how we specify leak detection: warm roof build-ups and loose-laid waterproofing systems on buried decks are only acceptable where permanent leak detection systems are employed. Sensor-based monitoring is now a compliance-enabling technology, not a value-add.
Type C drainage and ongoing maintenance
Section 10.2.1.3 sets the expectation for lifetime maintenance of Type C drainage systems. Section 10.3.2 requires annual servicing as a minimum. Monitoring of pump activity changes over time is required to identify creeping ingress before it becomes obvious.
